Seasonal Home Maintenance in Topeka →Handyman Service Across Topeka, KS
Topeka spreads out from the Kansas River, a capital city of about 125,000 people with the Statehouse dome at its center and Washburn University a couple of miles southwest. Its housing reads like a timeline. The oldest neighborhoods near downtown, Holliday Park, Potwin, College Hill and the streets around the Capitol, hold Victorian, Italianate and foursquare homes with plaster walls, tall windows and deep porches. Westboro and Collins Park add the Tudors, Colonials and Cape Cods of the 1920s and 1930s. Then come the postwar brick and frame ranches of Highland Park, Hi-Crest, Oakland and the blocks off Gage, Fairlawn and 29th Street, many with full basements, and finally the subdivisions of the 1980s through today out toward Wanamaker Road, Sherwood and the southwest edge of town. One morning we're re-hanging a hundred-year-old door in College Hill; that afternoon we're mounting a TV and swapping light fixtures in a newer house off SW 37th.
Daily life in Topeka runs along a few familiar lines: I-70 cutting east to west through the middle of town, I-470 looping around the southwest, Topeka Boulevard and Kansas Avenue carrying traffic north over the river, and Wanamaker Road lined with shopping on the west side. The big green spaces anchor the neighborhoods around them, from Gage Park with the Topeka Zoo and the Reinisch Rose Garden to Lake Shawnee on the southeast side and the Shunga Trail following Shunganunga Creek across town. Most Topeka homes sit on regular lots with driveways, so access is easy, and the routes are short enough that we can usually get across town in fifteen minutes.

Jobs we handle a lot in Topeka
A typical Topeka week covers a lot of ground: plaster and drywall cracks in older houses that move with the clay, doors that stick after a wet spring, gutters stuffed with oak, elm and cottonwood debris, fence posts that rotted or leaned after a windstorm, ceiling fans and light fixtures connected by our licensed electricians, dripping faucets and running toilets, TVs and shelving mounted in finished basements, and inspection punch lists for houses going on the market.
Questions we hear around Topeka
Do you cover the whole city?
Yes. That includes the central neighborhoods like Potwin, Holliday Park, College Hill, Westboro, Collins Park and Elmhurst; East Topeka, Oakland and Highland Park; North Topeka and the Seaman area across the river; and the west and southwest side from Fairlawn and Gage out to Wanamaker, Sherwood and the newer subdivisions beyond. If you have a Topeka address, we've almost certainly worked nearby.
Do you work on rentals and homes being sold?
Yes. Topeka has a lot of older rental houses and duplexes, and we regularly handle make-ready lists between tenants and repair lists from home inspections before a sale. Send us the list or the inspection report and the deadline, and we'll schedule backward from it.
Can you do several small jobs in one trip?
That's what we prefer. Most Topeka calls start with one item and grow into a list once people realize we'll take the small stuff too. Grouping it into one visit saves you time and usually money, since there's only one trip and one setup.
How It Works
Tell us what's nagging you
Call, text a photo, or send the form. A sentence and a snapshot is plenty — we'll ask if we need more.
Say yes to a clear price
You'll see the number before we load the trailer. Approve it, pick a time, and that's the whole negotiation.
Enjoy a shorter list
We arrive when we said, do the work carefully, tidy up, and walk you through it before we wave goodbye.
The Topeka Way of Doing Business
Built for Kansas Weather
Topeka gets a little of everything: summers in the nineties with thick humidity, spring storms that bring hail and straight-line wind, ice and hard freezes in winter, and heavy clay ground that swells after a wet spell and shrinks in a dry one. Houses here move and weather more than people expect. We repair with that in mind, using exterior-rated fasteners and finishes, sealing where wind drives rain, and setting posts, doors and gutters so they stay put through the next season instead of drifting out of line by spring.
One Clear Price Up Front
Before any tools come out, you get a plain price based on photos or a quick look at the job. We don't pad the hours or tack on surprise charges at the end. If the work turns out simpler than it looked, the number goes down. If we open a wall and find something bigger, we stop and talk it through with you before we go any further.
Your Whole List, One Visit
Skip lining up a separate trade for every little item and give the whole list to us. We show up with a stocked truck and work through it in order: the door that won't latch since the ground dried out, the faucet that drips, the ceiling fan you bought last summer, the gutter that dumps water next to the foundation. Our licensed electricians and plumbers handle the wiring and plumbing connections, so the whole list gets finished on one trip.
Local and Easy to Reach
We work in Topeka every day and deal with the same wind, cottonwood fluff and freeze-thaw that you do. When we say Thursday morning, we mean Thursday morning, and if we're running behind we call. Because we're here, we're still a phone call away after the job is done if anything needs a second look.
Areas We Roll Through
We're based in Topeka and work the whole city plus the towns around it, roughly a 20-mile reach. That runs from Silver Lake out US-24 on the west to Tecumseh on the east and down to Auburn in the southwest.
Got a list? Let's shorten it.
One quick call or text gets you a real price and a real arrival time — usually within the week.
